The essentials

In Switzerland, the landlord may require security of up to three months' rent for a home. In its classic form it sleeps on a blocked bank account in your name: several thousand francs immobilised for the whole duration of the lease, often at the very moment a move is already expensive.

The rental deposit guarantee replaces this deposit: the insurer stands surety towards the landlord, and you pay an annual premium instead of blocking your savings. One misconception to clear up: the premium is not savings, and if the insurer indemnifies the landlord, it then turns to you to recover the amount paid.

Frequently asked questions

Does the insurance guarantee cost more than the bank deposit?

Over time, yes: the annual premium, often a few percent of the guaranteed amount, is paid every year without building any savings, whereas the bank deposit remains yours with its interest. Insurance is justified when liquidity matters more than the accumulated cost: moving in, tight cash flow, a lease of short foreseeable duration. We put both options into figures before you sign.

What happens if the landlord calls on the guarantee?

The insurer indemnifies the landlord for justified claims, unpaid rent or damage at handover, then exercises recourse against you: you repay the amount paid out. The rental guarantee is therefore not an insurance that pays in your place; it is a surety that replaces the deposit. In a dispute with the landlord you keep all your means of objection, and legal protection cover can support you.

Can I replace my current bank deposit with an insurance guarantee?

Yes, with the landlord's agreement: the insurance certificate is handed over, and the blocked guarantee account is released in your favour. The step is worthwhile when the deposit ties up money you have a use for; less so if the lease is nearing its end. We help you word the request and choose the most advantageous offer.

How does the guarantee come to an end?

At the end of the lease, once the home has been returned and any claims of the landlord settled, the landlord releases the guarantee; you then terminate the contract and the premium stops. Without this formal release, the guarantee and its premium keep running: the point tenants forget most often, and one we follow up with you.
